PRIVACY POLICY // Third Coast Home Loans, LLC

HOW WE USE AND PROTECT CUSTOMER INFORMATION
At Third Coast Home Loans, we have made the decision to not share information with any affiliated or non-affiliated business or entity, unless it is permitted (or required) by applicable laws and regulations.
Third Coast Home Loans recognizes and respects personal privacy rights of our customers. We realize that they entrust us with personal information, and we take this trust very seriously. It is our policy to maintain customer information in a confidential manner and we are committed to providing our customers with the highest level of security and privacy regarding the collection and use of personal identifying information. Although we are a mortgage company, we are also consumers, and we strive to treat our customers in the same way that we want to be treated.
We want customers to understand what information we collect, how we use it, and what we do to keep it secure. Our Privacy Policy is disclosed along with all applications for residential mortgage loans and/or extensions of credit.

INFORMATION WE COLLECT
We collect publicly available information and nonpublic personal information about customers from the following sources:
• Information we receive from customers on applications or other forms; this information can include Social Security Number and income, account balances and payment history, credit history and transaction history.
• Information about customer transactions with us or other entities in association with customers’ loan application;
• Information we receive from others, such as credit bureaus, credit reporting agencies, appraisers, or employers;
• Information about other credit relationships when we verify personal information customers have provided us.

HOW WE USE CUSTOMER INFORMATION
All financial companies need to share customers’ personal information to run their everyday business. Third Coast Home Loans, LLC uses the information we collect to service customers’ accounts and administer customer relationships, primarily relevant to originating residential mortgage loans. Public information along with non-public information is shared with participating wholesale or correspondent lenders who we may contract upon such terms as customers may request or a lender may require in order to process customers’ mortgage application for approval and to arrange for closing and funding of residential mortgage loans, as well as post closing audit process requirements.

We may disclose some or all of the information that we collect (described in the INFORMATION WE COLLECT section) as permitted by law. For example, we may share personal information:
• With regulatory authorities and law enforcement officials
• To respond to a court order
• To report activity to credit bureaus
• To prevent, detect, and mitigate fraud and identity theft (see Identify Theft Prevention Program)
• To service customer accounts

HOW WE PROTECT CUSTOMER INFORMATION
We limit access to customer information to only those employees who need the information to perform their specific responsibilities. We have and use internal policies and electronic safeguards that prevent the sharing of information that is not required by an employee to complete their job functions. We train our employees on how to safeguard customer information and also incorporate internal policies that cover the unauthorized disclosure or use of that information. We take reasonable precautions to protect customer information and limit disclosure by maintaining physical, electronic and procedural safeguards. We require companies that we do business with to also adhere to these standards.

DISCLOSURES PERMITTED BY LAW
We do not disclose any customer information to affiliated or nonaffiliated third parties except as permitted or required by law. The primary laws that govern this issue on the federal level are the Gramm-Leach-Bliley Act of 1999; Privacy Rule, "Privacy of Consumer Financial Information" (FTC 16 CFR Part 313); The Bank Secrecy Act; The Fair and Accurate Credit Transactions Act; Safeguards Rule (FTC 16 CFR Part 314); and The Fair Credit Reporting Act, and all subsequent Amendments to these laws.

WEBSITE PRIVACY POLICY
Visitors to the Third Coast Home Loans, LLC website (www.thirdcoasthomeloans.com) remain anonymous. We do not collect identifying information about visitors to our site. We may use standard software to collect non-identifying information about our visitors, such as:
• Date and time our site was accessed
• IP address
• Web browser used
• City, state and country

We use this information to create summary statistics and to determine the level of interest in information available on our site. Visitors may elect to provide us with personal information via email, phone, mail, or online application forms. Our company’s website and online application is encrypted and protected with SSL encryption. This information is used internally, as appropriate, to handle the sender's request. It is not disseminated or sold to other organizations. Some areas of our website may use a "cookie" temporarily stored in the visitor's computer memory (RAM) to allow the web server to log the pages the visitor uses within the site and to know if the site has been visited previously.

SHARING WITH NON-AFFILIATE COMPANIES
Third Coast Home Loans, LLC does not share with non-affiliates so they can market to customers.

SHARING WITH AFFILIATE COMPANIES
Third Coast Home Loans, LLC has no affiliates. In the event of an affiliate company becomes related by common ownership or control at any time in the future, a revised Privacy Policy and Opt-Out Notice will be provided via US Mail to all previous and existing customers.

AFFILIATE SHARING OPT-OUT
The Fair Credit Reporting Act allows our customers the opportunity to limit the sharing of "non-experience" information with Third Coast Home Loans, LLC affiliates. At this current time, Third Coast Home Loans, LLC has no affiliates. In the event an affiliate company becomes related by common ownership or control at any time, all customers will receive an updated Privacy Policy and information on how to “opt out” if customers prefer we not share “non-experience” information with future affiliates.

IMPORTANT INFORMATION
Third Coast Home Loans, LLC is chartered under the laws of the State of Texas and by state law is subject to regulatory oversight by the Texas Department of Savings and Mortgage Lending. Any consumer wishing to file a complaint against Third Coast Home Loans, LLC or any of its licensed mortgage loan originators should complete, sign, and send a complaint form to:
